Our Perfect Plan to Your Perfect Home

Designing the perfect home begins with an intimate understanding of lifestyle choices and the personal ways a home will be used. This profile is as unique as the homes we create, residences that may be custom designed, customized by borrowing elements from existing floor plans, or built according to your plans or ones selected from our extensive portfolio of model homes.

The design process begins with two of the team – Harwick Homes and the residential designer who prepares a floor plan and exterior elevations selected by the home buyer. At this earliest stage of design, all members of the team then come together with the homeowner to create a seamless design that integrates the floor plan with the landscape and hardscapes, the interiors and finally lighting and sound.

The Dream-to-Reality Process Begins

The journey from design to reality begins after the initial floor plan, exterior elevations and roof designs are completed. The team grows to include the lumber supplier who will design the roof truss system, and the information moves on to our engineer who approves the overall design – interior and exterior drawings that have been shaped by the team to reflect your personal preferences, custom features and design options.

Residential communities assure the integrity of designs, homes and neighborhoods through their internal review committees. During the review process, committee members will consider choices of exterior elements made during your meetings with the interior designer, ones that help shape the personality of your home – colors, roof tiles, drive and motor court paver bricks, the color and design of precast elements, such as columns, and your pool/outdoor living areas.

The review includes the basic appliance layout and decisions made during meetings to review and approve plans with the security companies responsible for the home’s security and fire safety systems and the audio-video system.

The review process by the community review board is an added measure of assurance that the plans meet the highest standards of design and, equally important, that residents’ investments in their homes are respected. The committee’s approval signals the time to submit to the county the application for the building permit.

The application for the permit to begin construction is an exciting point in the dream-to-reality process. The procedure can take up to five months, and Harwick Homes knows a calendar can seem less intimidating when people are surrounded by family.

Setting Sites for Rooms With a View

Every homesite offers gifts of views, privacy and opportunities to enrich our clients’ lifestyles. The residential designer translates the art of design to the form of a home that will embrace the elements of nature’s living murals – natural preserves, golf course backdrops, water and landscaping that respect the site’s native trees and plants.

Every home by Harwick Homes is a perfect balance of preferences with preservation. Clients participate in this part of the design phase to approve how the home will be placed on the homesite. The result is a home that captures how the home will “live” – formal, casual, a combination of both, spaces for hobbies and privacy, and an array of spectacular views unique to each living area.

When our clients make the final choices, a representative of the community’s review team visits to assure the home’s “footprint” on the site complements the site, respects nature’s gifts and will accommodate site features, such as drainage. We call this process the critical path of decisions, the series of meetings with the professionals who work with you and each other to create a residential masterpiece with elements that come together in a seamless design.

The path begins with the choices made to prepare for the community review board and permit application:

• Interior designer: Exterior colors, railings, precast colors and design, pool design and colors.

• Landscape architect: Landscape design and hardscape plans that include the pool, fountains, walkways and other exterior elements.

The decisions accomplished to finish the permit application to build appear are next on the critical path list:

• Security company: Security and fire safety systems.

• Audio/video company: Design the home’s audio and video system in concert with the interior designer.

• Interior designer: Choose the basic appliance layout.

Throughout the entire process of creating a home, Harwick Homes coordinates and participates in a series of meetings with the homeowners and designers. The finest details and interior features are chosen and approved, ones that integrate luxury with personal needs and preferences. During the meetings with the individual professional and designers, clients:

• Select plumbing fixtures and appliances.

• Review and approve closet built-ins and shelving.

• Discuss lighting designs that include preferences, needs, lifestyles and choose from the range of options. The interior designer typically participates to coordinate with the lighting design company placements, choices and the tiniest details, such as where to locate electrical outlets.

• With the cabinet company, plan cabinetry and built-ins, select door styles and decide on finishes. The interior designer typically participates here, too, to assure a seamless design and the perfect complement to the clients’ lifestyle.

• With the interior designer, develop and complete the home’s interior details, the final strokes that shape the home’s charm, warmth and unique personality – flooring, counter tops, railings, precast interior doors and hardware, decorative lighting, ceiling fans and the interior wall finishes.

• Within this process, meet with the staff of Harwick Homes to choose from the final list of the home’s construction options, including the water filtration system, lightning protection, choice and placement of safes, and wine cellar details.
